“Property Perfect x Sekisui”
การที่องค์กรต่างๆ มาร่วมมือกัน หรือที่เรียกว่า Collaboration
ในยุคปัจจุบัน มีให้เห็นจนคุ้นชิน ซึ่งส่วนใหญ่จะเป็นสินค้าอุปโภคบริโภค
สำหรับอสังหาริมทรัพย์ ก็เป็นอีกหนึ่งธุรกิจที่เราเห็นภาพความร่วมมือกันบ่อย
แต่ก็เป็นการร่วมมือกันทำแบรนด์ในด้านการตลาดเป็นส่วนใหญ่
มีเพียงไม่กี่รายเท่านั้น ที่มีการร่วมกันในเชิงการออกแบบ
และเทคโนโลยีการผลิต เพื่อพัฒนาสินค้าชิ้นใหญ่อย่างบ้าน

หนึ่งในความร่วมมือที่น่าสนใจ คือ การจับมือกันระหว่างสองบริษัทใหญ่ของไทยและญี่ปุ่น
โดยเป็นการนำเทคโนโลยีการก่อสร้างบ้านของญี่ปุ่น ซึ่งเป็นเมืองหนาว
มาผสมผสานกับฟังก์ชั่นและการใช้งานของคนไทยซึ่งเป็นบ้านเมืองร้อนได้อย่างลงตัว

เรากำลังพูดถึงความร่วมมือระหว่าง Property Perfect กับ Sekisui Chemical
ผู้นำนวัตกรรมการก่อสร้างบ้านจากประเทศญี่ปุ่น เพื่อร่วมพัฒนา “บ้านนวัตกรรมอากาศบริสุทธิ์”

สิ่งที่ได้จากการร่วมมือกัน คือ การสร้างสินค้าใหม่ ที่มีคุณภาพการก่อสร้างมาตรฐานโรงงาน
ควบคุมได้ มีความปราณีต รวดเร็วกว่าการก่อสร้างทั่วไป และมีการรับประกันโครงสร้างที่ยาวนาน

นอกจากนี้ ยังตอบโจทย์เรื่องการลดมลพิษ จากเทคโนโลยี Air Factory
โดยเป็นบ้านเพียงระบบเดียวในประเทศไทยที่เป็นระบบปิด
คือไม่ต้องเปิดหน้าต่างหรือเปิดแอร์ก็อยู่ได้ โดยมีอากาศบริสุทธิ์หมุนเวียน
ปลอดจากเรื่องฝุ่นและลดเสียงรบกวน

ช่วงปีที่ผ่านมา ประเทศไทยและทั่วโลก
เริ่มตระหนักเกี่ยวกับเรื่องปัญหามลพิษทางอากาศกันมากขึ้น
โดยเฉพาะอย่างยิ่ง วิกฤติฝุ่น PM2.5

รู้หรือไม่ว่า ถ้าระดับความเข้มข้นของ PM2.5 เพิ่มขึ้นทุก 10 ไมโครกรัมต่อลูกบาศก์เมตร
จะทำให้อัตราการเสียชีวิตของคนในสังคม เพิ่มขึ้นถึง 18%

บ้านนวัตกรรมอากาศบริสุทธิ์ เป็นบ้านไร้ฝุ่น
โดยใช้นวัตกรรมจากประเทศญี่ปุ่น ประเทศที่มีคนอายุยืนที่สุดในโลก
ถูกพัฒนาขึ้น เพื่อควบคุมอากาศภายในบ้าน
โดยมี Air Factory เป็นระบบการทำงานหลัก

ซึ่ง Air Factory คือ ระบบหมุนเวียนอากาศจากภายนอกเข้าสู่ภายในตัวบ้าน
โดยอากาศ จะไหลผ่านไส้กรอง 3 ชั้น
ที่สามารถกรองได้ทั้งเชื้อโรค, ก๊าซ และสารก่อภูมิแพ้ และยังกรองกลิ่นที่ไม่พึงประสงค์ได้ด้วย
โดยสามารถกรองฝุ่น PM2.5 ได้ และกรองอนุภาคในอากาศได้เล็กสุดถึง 0.3 ไมครอน
ซึ่งเล็กกว่า PM2.5 ถึง 8 เท่า ช่วยให้มั่นใจว่าได้อยู่บ้านที่ปลอดฝุ่นตลอด 24 ชม.
การหมุนเวียนอากาศ ยังทำให้บ้านเย็น ลดอุณหภูมิ ดึงความร้อนออกจากตัวบ้าน
อากาศปลอดโปร่ง และถ่ายเทได้ดี

แต่เนื่องจากอากาศ เป็นสิ่งที่เรามองไม่เห็น
และยังสามารถไหลผ่านช่องว่างเล็กๆ อย่างเช่น ช่องว่างระหว่างประตูหรือหน้าต่าง
ก็อาจทำให้อากาศจากภายนอก ไหลเข้าสู่ภายในบ้านโดยไม่ผ่านระบบกรองอากาศก็ได้

ซึ่งปัญหานี้ ถูกแก้ไขด้วยนวัตกรรม Air Tightness
ที่จะปิดรอยต่อรวมถึงส่วนของกรอบวงกบประตูหน้าต่างได้อย่างแน่นหนา
เพื่อไม่มีช่องว่างสำหรับอากาศไหลเข้า และยังช่วยลดเสียงรบกวนจากภายนอกได้

สำหรับคนที่ให้ความสำคัญกับฮวงจุ้ย การมีอากาศไหลเวียนในบ้านก็เปรียบเหมือน ชี่
เป็นพลังงานหมุนเวียนของบ้านที่อยู่แล้วรวยอยู่แล้วสุขภาพดี มั่นคง ยั่งยืน
นอกจากเรี่องการควบคุมคุณภาพอากาศแล้ว ยังนำนวัตกรรมการก่อสร้างรูปแบบใหม่
ที่เรียกว่าระบบ “Modular” เข้ามาใช้

อธิบาย Modular แบบเข้าใจง่ายๆ
ก็คือ เป็นโครงสร้างบ้านแบบถอดประกอบได้
ลักษณะเป็นโครงเหล็ก ทรงสี่เหลี่ยม รูปร่างคล้ายกล่อง
สร้างจากโรงงาน แล้วนำมาวางประกอบกันเป็นตัวบ้านได้สะดวก

ที่น่าสนใจคือ โครงเหล็ก ที่ว่านี้
จะถูกเคลือบด้วยสิ่งที่เรียกว่า “ZAM”
ซึ่งก็คือ สังกะสี, อะลูมิเนียม และแมกนีเซียม
ทำให้โครงสร้างเหล็กคงทนอยู่ได้นาน และยังดูแลด้วยการรับประกันโครงสร้างให้นานถึง 20 ปี

นอกจากนั้น ผนังของบ้านยังมีความพิเศษกว่าผนังบ้านทั่วไป
คือ จะเป็นผนัง 3 ชั้น ที่มีฉนวนใยแก้วกันความร้อนแทรกอยู่ตรงกลาง
ทำให้ตัวบ้าน สามารถป้องกันความร้อนจากแสงแดดได้ดีอีกด้วย

สรุปแล้ว ทั้งนวัตกรรมเรื่องอากาศบริสุทธิ์ภายในบ้าน
และนวัตกรรมการสร้างบ้านในรูปแบบ Modular
ก็เป็นเรื่องน่าสนใจ ที่ Property Perfect ร่วมกับ Sekisui นำเทคโนโลยีมาพัฒนาบ้านในประเทศไทย
ให้ก้าวไปอีกขั้น

ซึ่งการอาศัยอยู่ในบ้านที่มีคุณภาพอากาศดี
ก็คือจุดเริ่มต้น ของการมีสุขภาพที่ดี นั่นเอง..

🚧 New investments from Alphabet Inc.’s Google and from Apple Inc. offer the first detailed look at how the big technology companies are following through on their pledges to help ease the West Coast’s shortage of affordable housing.

為減輕美國西岸平價住宅短缺問題，谷歌和蘋果公司的投資計畫首度揭開了這些大科技公司如何兌現承諾的方案細節。

⚒ Major tech corporations have invested hundreds of millions of dollars in the past year to increase the supply of affordable housing in their backyards, after years of criticism that the booming tech sector was partly to blame for housing shortages in Silicon Valley and Seattle.
在過去一年內，這些大科技公司拿出數億美元在其土地上興建平價住宅。矽谷和西雅圖是高科技產業發展重鎮，而蓬勃發展的高科技公司長年以來被批評為這些地區住房短缺的元兇。

📈 Google said Thursday that it has deployed the first $115 million of the $1 billion commitment it made last year to affordable housing. Its investments so far have included $100 million in low-cost funding for housing developers and an investment in a modular-housing company, Factory_OS, to help it build a second housing factory. Google said it expects its investments to create about 24,000 new units of affordable housing by 2029.

谷歌於週四宣布已將去年承諾的10億美元投資計畫中的第一筆1.15億美元兌現，用以開發可負擔住宅。截至目前，谷歌的投資計畫包括為房產開發商提供1億美元的低成本資金，並且投資Factory_OS這間模組化住宅公司，助其興建第二座住房工廠。預計到2029年，谷歌的住宅投資計畫將帶來約24,000套全新平價住宅。

🍎 Apple said last week that it has allocated the first $400 million of the $2.5 billion investment it made in 2019. In addition to loans to affordable-housing developments, Apple has worked with the California Housing Finance Agency to provide down-payment and mortgage assistance for hundreds of first-time home buyers.

蘋果在上週表示，已兌現2019年宣布的25億美元投資計畫中的第一筆4億美元，將其用於可負擔住宅。除了提供貸款給可負擔住房開發案之外，蘋果還與加州住宅金融局（California Housing Finance Agency）聯手合作，為數百名首購族提供頭期款和房屋抵押貸款協助。

บ้านต้นไม้ในรูปแบบ modular ที่สามารถต่อเติม ขยับขยายจากยูนิตเล็กๆ เป็นยูนิตใหญ่ๆ
น่าสนใจตั้งแต่ฟอร์มไล่ไปจนถึงการตกแต่งภายในและภายนอก

こんにちは、[解放軍]じへいの動画解放軍です。　速報で、コンピュータ周辺機器製造のベルキン社(belkin)が新しい家電制御のアダプターを作りました。　今までのiPhoneからの家電の操作は赤外線信号で行なっていました。　このため、家電側が赤外線リモコンに対応している必要がありました。

PLAYA VISTA, Calif.--(BUSINESS WIRE)--Belkin today launched WeMo, a line of modular, Wi-Fi-based products that turn an iPhone, iPad, or iPod touch into a remote control for household devices. Consisting of two initial products, the WeMo Switch and the WeMo Motion, WeMo works with the free WeMo app to create a scalable, customizable home control system designed to provide added safety, convenience, and peace of mind.

"Designed to address simple automation needs without the hassle or expense of whole home automation, WeMo is an easy and fun way to put your home at your fingertips."

The WeMo Switch is a small device that plugs directly into any electrical outlet and serves as the main building block for WeMo. Once the Switch is connected to the home Wi-Fi network, any device plugged into it can then be turned on or off from anywhere, whether at home or on the go with the WeMo app. The app also enables users to put devices on a timed schedule, so devices will turn on or off at pre-set times.

The WeMo Switch + Motion adds a sensor that reads motion within 10 feet and will turn on or off anything plugged into the switch based on motion. The WeMo app tells any device plugged into the corresponding WeMo Switch what to do when motion is sensed. The app also allows users to create rules or schedules based on customized intervals. For example, turning off a lamp if no motion is sensed in the room after 10 minutes.

WeMo also features integration with IFTTT, an online service that allows you to create tasks combining different Internet-based services from one platform. Through the WeMo channel on IFTTT, you can use a WeMo Switch or Motion to trigger a variety of services, including email, weather, phone calls, Twitter, Facebook, etc. For example, you can set up a motion sensor by your front door and use IFTTT to create a rule that will send a text message to your phone anytime motion is sensed.
